Choosing reputable land agents
It doesn’t matter how much or how little you’re planning to invest in land, you need to be sure that you are using good land agents.
Land agents are the people you buy your land from and, just as with estate agents, you need to be sure that they have your best interests at heart and that you will get a fair deal from them. What should you be looking out for?Honesty
Honesty is an important attribute for any business, but when it comes to sinking thousands of pounds into land, you need to be sure that your land agents are being honest with you. If possible, get land agents via recommendation, or ask to speak to previous clients to check out the level of satisfaction with the business. Be wary of companies that refuse to give testimonials from former clients.
Advice
Good land agents will be happy to give you advice, without pushing you into a sale. They recognise that you are investing a large sum of money and they should be available to explain your options and make sure you understand everything before you sign up.
Legalities
No land agent should brush off the legal requirements of land purchase. Although it is a quicker and often smoother process than buying property, it is still a legal transaction. The land agent should be happy for you to hire a solicitor to ensure that the contract is accurate and has no hidden clauses.
Planning permission
Many plots of land sold to the general public are sold without planning permission. This may be because although the land is banked for development, no plans have been submitted to date, or because it is Greenfield or greenbelt land, where planning restrictions are often tighter. Land agents should make it clear whether the piece of land you are buying has any planning permission and give you an idea of the likelihood of it being granted planning permission if it has none. Treat with caution those who shrug aside the planning issue, as this can have a financial impact on the value of your land.
