1. The land Registry's TP1 Form

Three years ago the Land Registry introduced the TP1 form, which opened up the Land Banking to everyone. Previously only the wealthy could afford to buy an entire site. The TP1 form allow sites to be sold in plots at a cost anyone can afford.

There has always been a cost associated with the expertise required to correctly assess a site's potential for Land Banking.

2. Timing - Giant Development Plans
